Three kinds of homes, three kinds of dues

Regency has three kinds of homes, and what you pay each month depends on which one you choose. With a detached home, you take care of the house yourself, inside and out. With an attached home in the Georgetown collection, the association takes care of the landscaping, the snow and the exterior painting, and replaces the roof when it wears out. That is why the monthly fee is different for each type. The Greenbrier condominiums give you the most freedom from maintenance, and each one has a single-car garage.

Regency and Dominion Valley are separate

Regency and the Dominion Valley Country Club community next door are managed by different companies. Regency owners pay Community Management Corporation, and Dominion Valley owners pay Dominion Valley Country Club. If you ever own a home in both, you pay both.

The clubhouse and community life

The clubhouse here is elegant, and in my experience it has more places to eat and socialize than most active adult communities. It is about 30,000 square feet, and it is where Regency comes together. It has an indoor heated pool and spa, an outdoor resort-style pool, a fitness center, an aerobics and exercise studio, a ballroom and meeting rooms, and a restaurant, the Middleburg Grill, that looks out over the lake and the golf course. Outside there are lighted tennis and pickleball courts, an amphitheater, walking and biking trails, ponds and parks. A full-time activities manager plans concerts, dinners, lectures, happy hours, dinner dances and bus trips to the theater and to ball games. More than 30 resident clubs cover everything from bridge and Mah Jongg to gardening, bocce, choral singing and a theater group. The golf course was designed by Arnold Palmer, and a group called Sputters meets weekly on the putting green, with lunch afterward. No golf experience needed. There is also an event space that is often booked for weddings, and with the rolling land and natural ponds around it, you can see why.
