Buying a home, made easy.

I explain every step in plain words, and I make sure you never feel rushed. If your timeline is two years, so is mine.

Every buyer deserves an experienced agent in their corner.

Buying a home is the biggest negotiation most people will ever do. The seller usually has an agent. You should have one too, and one who has been through it hundreds of times. After 41 years and more than 1,000 homes, I have seen most of what can happen, and I know what to do about it.

Is this home priced right?

On your own: You rely on the listing price and a few online numbers.

With me: We look at the recent sales together. I tell you plainly what I think it is worth, even if that means "this one is not the one."

Negotiating the deal

On your own: Price gets all the attention, and the other terms get missed.

With me: I negotiate the repairs, the credits, the closing date, and the terms, not just the price, and I know when to push and when to hold back.

Competing offers

On your own: It is easy to overpay out of fear, or to lose the home by waiting.

With me: We decide ahead of time how far to go and where to stop, so you are never pressured in the moment.

The contract and the deadlines

On your own: One missed date or one unclear clause can cost real money.

With me: I explain every line, track every deadline, and catch problems early.

When something goes wrong

On your own: A surprise from the inspection, the appraisal, or the lender can feel like a crisis.

With me: I have seen it before. I stay calm, and I know the next move.

Whose side I am on

Someone with less experience: May not push back, and may not tell you what you do not want to hear.

With me: I represent you. I tell you the truth, and I never work against your interests.

Every purchase is different, and I cannot promise a price. What I promise is that you will not face it alone.

How buying works with me.

Five steps, and I am with you for every one of them.

1

We talk about what you want and what you need.

Your must-haves, your nice-to-haves, and the life you want in your next home. Before we tour, we go over a written agreement together, so you know exactly what I do for you. From that moment, I work for you, not for the seller.

2

We make a money plan.

I explain your options in plain words and work with your lender, so you know what you can comfortably afford and what to expect at settlement.

3

We tour homes together.

I show you the homes that fit, with the real floor plans, the monthly fees, and what is included. No pressure, and no rush. We tour as many as it takes.

4

We write the offer, and I negotiate for you.

Price is only one part of a deal. I negotiate the repairs, the credits, the closing date, and the terms, and I tell you honestly when to push and when to walk away. I explain every line of the contract. You make every decision.

5

We close, and I stay with you.

I track every deadline and follow up with the lender and the title company, so you walk into settlement ready and leave with your keys.

Who I help.

Pick the one that sounds most like you.

I want to downsize

Less upkeep, maybe fewer stairs, and the right place to land. We plan how to buy before you sell, so you are not left without a home.

I need more room

I help you time the move up so you are never stuck between homes, and I keep both transactions on the same track.

I am buying my first home

I taught first-time buyer classes for more than 20 years. No question is too basic, and I will explain every step.

Buy before you sell, without the worry.

Many people worry about buying their next home before their current one sells. There are several ways people handle it, and I walk you through each one so you can decide:

  • Buying your next home before you sell, with a plan in place first
  • A rent-back after you sell, so you can stay until your new home is ready
  • A bridge loan
I explain your options. I am not a lender, a financial advisor, or a tax advisor. Please talk with your lender and your financial or tax advisor before you decide. Loan products and terms vary.

Questions buyers ask me most.

Straight answers, before you decide anything.

Do I need a pre-approval?
Short answer: Yes. A lender's pre-approval letter shows what you can borrow and makes your offer stronger. I can introduce you to lenders I trust, and you are always free to choose your own.
How many homes will we tour?
As many as it takes. There is no rush. Some people find the right home on the first day, and some take a year or two. I work on your timeline.
Can I buy before I sell my home?
Often, yes. The right approach depends on your finances and your home, so we start with a plan before you make an offer. Please talk with your lender and your financial or tax advisor about the options that fit you.
What will it cost me to buy?
It depends on your loan and the home. Your lender gives you an estimate, and I walk through it with you, so nothing is a surprise at settlement.
How do inspections work?
If an inspection contingency is in your contract, you have a short window to inspect the home. I help you choose an inspector, go over the report with you, and we decide together what to ask the seller to repair, credit, or leave alone. Your contract spells out the details.
Do you work with first-time buyers?
Yes. I taught first-time buyer classes for more than 20 years, and I love explaining the process step by step.
Can you show me 55+ communities?
Yes. I tour every community with you, with the real floor plans, amenities, HOA details and fees. I also have free guides you can read first.

This page is general information, not legal, tax or financial advice. Please talk with your attorney, lender, or tax advisor about your own situation.

You find a home. A pet finds one too.

Buy or sell with me, and I will pay the adoption fee for the furry friend who is waiting for a home of their own, up to $175. Then let me know how it turns out. I love pictures.

Adoption must be made through a registered adoption agency within six months after settlement. All adoptions are subject to the rules and requirements of the agency. The fee, up to $175, is paid directly to the agency on your behalf.
